I am wondering though: who / what is going to support a 7,000 seat concert
hall in Gettysburg? That is the one that struck me as odd. A 7,000 seat
hall seems overkill to me. You have Hershey (Giant arena and Hershey
Stadium) an hour to the north, Baltimore an hour to the east, DC an hour to
the south. What event is going to fill that concert hall with the other
major venues an hour away?
The other thing I wonder though: during the peak season, I see the
waterpark being viable, but after the peak season (June and July), would
many people really flock to the waterpark? There doesn't seem to be enough
of a population in the area once the visitation drops to support it
throughout the downtime. I know the restraurants in town have that problem
if they don't plan well for the off-season.
Would an out of the way water park, in an economically troubled area be
viable once the tourists drop off after July is over?
I know that except for a few weekends, once mid-August hits, you notice a
significant downturn on visitation to the park. I love going in Feb - May
time frame and Sept - Dec (with exception of some weekends), as I usually
have the park to myself. Who would be going to that waterpark?

Apparently the township does not have a zoning ordinance that will address
the issue, although who would have conceived of such an issue when the
zoning ordinances were written? A concert hall is also planned for the site,
and the article also contains a distressing remark by some ignoramus about
not wanting "people from the inner city" in their township. It's pretty hard
to ignore the racial overtones in such a statement. The same person is
quoted as expressing the fear that residents will "become nauseous from the
noise" coming from the concert hall. He's right; I am becoming nauseous, and
the place isn't even approved yet.
